Vacation Rentals & Guest Information

We work very hard to make your stay as enjoyable as possible.  We strive to make sure that all of our vacation rentals are well-equipped so you can feel at home and at ease to enjoy all of the aspects of relaxing in Southwest Michigan.  Below you will find much helpful information for planning your stay. Renter Rules, Information & Policies

Property Information

When you are ready to book your rental, you can contact us for more specific information. We will have inventory lists available and may have more detailed information about the property that isn't posted on the web site. We will provide directions to the property once your initial payment and personal information has been given to us.

Payment Information

Personal checks may NOT be used for payment 30 days or less before your arrival. Any payment made within 30 days of your arrival must be by cashier’s check, money order or credit card. Visa and MasterCard are accepted. If a credit card is used, the name on the credit card must match the name on the Vacation Rental Agreement. All security deposits will be refunded by check from Done-Deal Realty, Inc and will be returned no later than 30 days after your departure date if no damages are found.

Initial Payment

50% of the base weekly rent must be received by Done-Deal Realty, Inc at the time of booking. If paying by other means than credit card, payment must be received by our property manager within 7 days of booking or the reservation will be cancelled. We will mail, fax or email a lease for you to sign and return with a personal check, cashiers check or money order, if not paying by credit card. Please call or email in case you have questions.

**Exception: Reservations made with less than 30 days until your arrival must be paid in full at the time of booking and all monies paid are non-refundable at that time. No exceptions.

Balance Due

The unpaid balance of the base rent + non-refundable cleaning fee + refundable security deposit + all taxes and all other charges are due no later than 30 days prior to check-in. Personal checks are not accepted within 30 days of arrival.

Rental Rates

The base weekly rate (without taxes & cleaning fee) and refundable security deposit will be listed in the description of each rental. The security deposit will be equal to 1/2 of the base rental rate. All homes have a non-refundable cleaning fee based on the size of the rental. Don't forget to budget for tax.

Seasonal Date Ranges

Please contact us if you are unsure about the rates for a particular holiday or seasonal period. We love to answer questions and keep our rental guests informed.

Partial-Week Rentals

Some homes may be available for partial-week rentals (3 night minimum). A “3 Night” rate is indicated where applicable. These reservations cannot be booked until 7 days prior to the check-in date and may not be available during peak seasons. Please contact our office to make arrangements and reservations. Full balance is due at the time of reservation and non-refundable for any reason.

Cancellations

For a full refund of monies (less $150.00 processing fee), cancellations must be in writing and received 60 days prior to arrival date. Any cancellation after that will result in a forfeiture of your deposit. No refunds are given for checking out early or no-shows.

Check-In

Check-In time is 5:00PM Eastern time. We make every effort to have homes ready by check-in time, but we cannot guarantee the exact time of occupancy in case we have unforeseen circumstances. Housekeeping and all maintenance personnel must provide services between occupancies for every home and you are asked to understand this.

Check-Out

Check-Out time is 10:00AM Eastern time. 10:00AM is our check-out time for all of our vacation rental homes. If you would like to extend your check-out time and the unit is NOT previously booked, we may, at our discretion, offer you a special half day rate. Arrangements must be made at least 48 hours in advance for this extension. Keys are to be left in the home when you leave.

Cleaning and Maintenance

Our vacation rentals are cleaned between guest check-out and check-in. If the rental is not clean to your satisfaction when you arrive or if something in the home is not working as it should be, then please call us to let us know the problem immediately. Each year prior to the rental season, our rentals will be inspected for supplies and maintenance needs, but as with any home, breakdowns and oversights can and do occur. It's an art, not a science after all.


Guest Capacity

The maximum capacity indicated on your lease agreement is the established legal limit and must be followed without exception. No campers, RV's, motor homes or tents are to be placed at the property for additional sleeping space. In cases where we find that the maximum occupancy is exceeded, we are authorized to deny access or we may have the premises vacated without refund.

Guest Behavior

Done-Deal Realty, Inc reserves the right to terminate your stay at our vacation rental as the result of tenant abuse of staff, neighbors, the rental itself or others.

Non-smoking Homes

All of our vacation rentals are NON-SMOKING. Smoking is a potential fire hazard and causes the rental unit to smell of smoke. We do not wish for our home owner's to endure extra risk by allowing smoking in these properties. Severe penalties WILL be levied for cleanup if this rule is broken. Smoke outdoors, properly dispose of your butts when you are finished.  

Telephone Services

Most homes, have no telephone. All rental guests are encouraged to bring cell phones to use for local and long distance calling, although coverage in some areas may be minimal.

Pets

Pets are not permitted unless specifically listed in the rental description. Arrangements can be made for some homes on a case by case basis. Any pet will be charged a pet fee which is not refunded. Unauthorized pets are cause for termination of the rental agreement without refund.

Water

Many of our homes have private wells due to the rural locations and with a private well you may experience low water pressure or hard water. There may be an unpleasant sulfur odor. Private well water may discolor clothing. Some guests choose to use bottled water for drinking and cooking purposes.

Construction Noise

Done-Deal Realty, Inc cannot predict future area construction plans. It is possible to reserve a home during a period when no construction is in progress, but construction could begin prior to your arrival. We regret any inconvenience that may result, but we have no control over this, nor should you expect us to. Lake homes are popular and construction in these neighborhoods do occur from time-to-time.

Items Left Behind

Done-Deal Realty, Inc will not be responsible for lost or stolen articles or items left behind. Done-Deal Realty, Inc will attempt to locate items reported as left behind and, if found, return them C.O.D. and will not be responsible for damage or loss during shipping.

Keys

You will receive keys upon arrival. As these are privately owned properties, you are responsible for lost keys. The unit must be re-keyed in the event that keys are lost, damaged or not returned when you leave. Rental guests will be responsible for the cost of this procedure and new locksets.

All information provided to Done-Deal Realty Inc will be used only for the purpose of renting and managing vacation property. Done-Deal Realty Inc does not sell or supply any confidential guest information to outside sources.
